המלחמה הארוכה והריבית הגבוהה גרמו להאטה ניכרת בשוק הנדל"ן למגורים ובשוק המשרדים שמחוץ לתל אביב ■ אבל הציפיות לסיום המלחמה ולהורדות ריבית מביאות גל של חברות, בראשות תדהר, אל שערי הבורסה — ולגייס מיליארדי שקלים ■ האם המוסדיים ירכשו את המניות הללו?
מדד הנדל"ן אמנם ירד אתמול ב–3% בבורסת תל אביב, כנראה בין היתר בשל התגברות החששות מחידוש המלחמה עם איראן, אבל לא בטוח שזה יפגע בתוכניות של כמה חברות נדל"ן לגייס כסף מהציבור בחודשים הקרובים. מתחילת השנה עלה מדד הנדל"ן ב–13.5% — בזמן ששוק הנדל"ן בישראל עדיין נמצא בתקופה מאתגרת.

4. לפחות 80% מהפרויקטים שמקדמים בהתחדשות עירונית הולכים להסתבך ולהיעצר. או להסתבך משפטית עם דרישות למימוש ערבויות.
5. תזרים המזומנים של כל חברות הנדלן בישראל נחתך ב80%.
6. אינפלציה וריבית שגודעת את תזרים המזומנים של חברות הנדל"ן.
8. חברות שהשתוללו על השתלטות פרויקטים ומינפו את עצמם יתמוטטו.
9. חברות בסיכון שדרוש להן בדיקה מקיפה: צ.פ, העיר הלבנה, עמרם אברהם, אברהמי, אופק החזקות, אאורה פרשובסקי, ועוד עשרות חברות מעל 10 פרויקטים לפחות, לא מציגות דוחות כספיים מעודכנים.
אנחנו לקראת סבב לחימה נוסף, אינפלציה מסלימה, ריבית לא יורדת. אלה יהיו 10 שנים של תיקון שוק מעוות שיוריד את האוויר מהבועה הנוראית שפמפמו לנו כוחות השוק החזקים בעידוד בנק ישראל, רשות המסים וסקטור הפרטי העסקי בענף הנדל"ן.
מדובר בתקן IFRS15 שמאפשר לחברות לדווח על צפי להכנסות כאילו היו הכנסות בפועל. \n והכשל נמצא בשוק התחדשות עירונית בו מתרחש הסכם בין מספר חלקי של בעלי דירות מול יזם. והיזם מדווח לפי דו"ח אפס על הכנסות עתידיות כשאפילו לא מכר דירה אחת. \n בעיה נוספת. זה הסיכון של היתכנות נמוכה להצלחת פרויקט הרבוי בפרמטרים שעלולים לעצור את התהליך שנמשך 6-10 שנים קדימה. \n בעיה נוספת, חברות תאבות בצע שממנפות פרויקטים באופן רוחבי ופיתוח עסקי אגרסיבי. הן ממונפות ואין להם תזרים מזומנים שפחת ב80%. זה קוקטייל בלתי נמנע של חדלות פרעון. ולכן החברות רצות לגייס כספים בבורסה על חשבון משקיעים. תקן IFRS15 יוצר מניפולציה שמטעה משקיעים.
השוק נמצא בבועה. ברור שזה לא יכול להחזיק מעמד והמחירים לא יכולים להישאר בטווחים הנוכחיים. \n זה לא בהכרח מעיב על חברות הנדל"ן כי רובן חברות שבונות ומוכרות. אם הקרקע תוזל או הבירוקרטיה תתקצר זה יאפשר למכור במחירים יותר נמוכים בלי לפגוע בחברות הנדל"ן. \n מי שמחזיק נדל"ן מניב לטווח ארוך אכן נמצא בבעיה כי שם ברגע שהשווי ירד החובות יעיקו וזה יהוו סיכון גדול לחברות עצמן.
הערכות השווי של חברות הנדל"ן שנערכו לצורך ההנפקות הן פייק ומחייבות חקירה והעמדה לדין.
אין התייחסות לכך שמאה אלף איש עזבו את הארץ בשנתיים האחרונות. זה לפחות 30 אלף משקי בית עם יכולות כלכליות גבוהות. הם גם לא קונים דירות חדשות ומוכרים דירות קיימות. זה אספקט משמעותי של שוק הדיור למגורים.
