Developer Collapses, Buyers Sue Bank Hapoalim: Cancel Transactions and Refund

Three apartment buyers in an urban renewal project in Bat Yam are requesting the court to cancel their purchase agreements and enforce the bank guarantees provided by Bank Hapoalim, following the developer's financial collapse which halted construction. They argue that denying their request would render the legal protections for apartment buyers meaningless, even when a project is backed by a financial institution. Currently, buyers are forced to pay rent without being able to utilize the bank guarantees, as construction is indefinitely paused. Bank Hapoalim disputes the facts as presented in the lawsuit. This situation highlights the need for legislative reforms to protect buyers and ensure that funds are allocated for construction rather than the developer's personal expenses.
